Tsawwassen Kitchen & Main Floor Renovations

These clients raised their kids in this home and the kitchen had served them well but over the years had aged and become out-dated. Their kids were in college but still living at home, so this couple wanted a more functional design that met the needs of their current family situation. The kitchen was redesigned to maximize cabinetry, provide a peninsula area for eating and an office nook for paying bills, searching up recipes or completing written correspondence. Early on in the design process the client indicated she wanted another modern kitchen feature: different colors of upper and lower cabinets. New lighting was also installed throughout the kitchen and the adjoining family room. As completely new electrical was required for the lighting, the kitchen and family room were both gutted down to the studs and then completely refinished. The family room was redesigned around the clients’ needs and desires. A new, natural gas fireplace was installed with a stunning, custom, large river rock finish.

 

The Kitchen


The kitchen features quartz countertops, a custom tile blacksplash with border, and unique pendant lights. Our clients wanted a modern and unique look to their kitchen so they choose lovely walnut lower cabinets to make their white upper cabinets pop. Sunset-style hanging pendants were used to give the kitchen some additional "wow" factor. Deeper cabinets were used around the refrigerator to make up for the space that was lost when the standard depth refrigerator was replaced with a wider, counter depth one. In the photo to the right and below, you can see the beautiful wood flooring. Only it’s not actually wood flooring – it’s modern, vinyl plank flooring.

Family Room


Our team designed a large cabinetry unit that allowed for both the storage and display of many prized possessions. The unit also hides a 50" television so the fireplace remains the focal point of the room. The clients wanted the fireplace to have some “wow” effect. The large, rounded river stones were used to help the fireplace stand out and give the room a natural feel. Unlike the vinyl plank floor in the kitchen that was over a heated crawlspace, the clients decided to go with carpet in the family room as the family room floor was above a cold cement slab. Alternatively, an electric, radiant floor heating system, (new heat), could have been installed to heat the floor for an additional cost.

The Magic Corner


This kitchen features a hidden Magic Corner and a Lazy Susan. There is absolutely no wasted space in this room. One of the most important fundamentals of kitchen design is the organization of every single item and where it goes in the kitchen cabinetry. One of the first things we do is look to convert as many of the door units to drawer units as possible. One door unit can easily become three drawers that allow far easier access to all the contents. Another part of our kitchen design is figuring out where each and every item in the kitchen goes. We find out where not just the pots and pans are going, but also the toaster, coffee maker, and everything else too. For example, if the clients like to bake and have or desire a large Kitchen Aid stand mixer, we will be sure to design in a cabinet that will accommodate that small appliance in the new kitchen design.
